Dear Owner
Our streets aren’t just roads. They’re where children ride bikes to school, where neighbors walk dogs in the evening, and where families enjoy the peace of a community built on trust and care for one another.
We have heard your voices.
In our recent survey, owners ranked safety and security as their second highest strategic priority, and in verbatim comments we consistently read that safety concerns contribute to the greatest negative impact on value. “Improved security technology throughout the community” was ranked within the top three new capital opportunities in every demographic segment.
Many of you have shared near misses, moments when a car traveling too fast created fear or risk. These stories weigh heavily on us, because they remind us that safety isn’t abstract—it’s personal. It could be your child or grandchild. It could be your neighbor. It could be you.
The speed cameras are not about punishment; they are about prevention.
It’s with that spirit of care that I’m writing to you today. After much discussion and investigation, our Safety & Security Committee supported and the Board approved installation of speed cameras within Hampton Lake. This decision was not made lightly. It comes from a genuine concern for the safety of our residents.
Data shows that a high percentage of vehicles simply disregard our posted limits (20 or 25 mph). Staffing an additional patrol officer 24/7/365 would cost hundreds of thousands of dollars, therefore making technology an accurate, legal and cost-effective way to enforce our speed rules.
Here are the details; equipment, rules and process.
We have two types of traffic technology in use at Hampton Lake; speed monitors (4) are designed to calm traffic, display your speed, and collect data, whereas, our new speed cameras (2) will identify individual violators so our security team can increase enforcement. Preliminary data shows that our two speed cameras would issue nearly 100 violations daily.
These cameras are active, and recording violators. Security staff reviews every license plate photo before issuing a violation. During a brief grace period we will waive fines on all but egregious violations. Then we’ll begin issuing fines per our Rules and Regulations. Please inform your family members and guests of the community rules. Warning messages are on entrance signage and guest passes. If your guest receives a traffic citation, any applicable fine will be charged to your account per Rules and Regulations sections 2.1.3 and 3.4.3. You can review an outline of the ticket process here.
I know change can feel difficult, and this step may bring mixed feelings. But I ask you to see it in the light it was intended: as an act of stewardship. We are protecting what makes Hampton Lake special.
Thank you for your understanding, your cooperation, and most of all, your shared commitment to this community. Together, we ensure that Hampton Lake remains not just beautiful, but safe—today and for years to come.
Best,
Adam Martin
